The format and quality of your
inspection report can make a world of difference in how much
information you can extract from the home inspection results.
Generally in the home inspection
industry, there are two types of home inspection reports: checklist,
and narrative. They are either generated on-sight, or processed in
the company's office after the inspection. U.S. Inspect provides
narrative reports produced onsite, and available to others in your
transaction by email, or fax at your request.
Quick checklists seem appealing to
many at first. However, they offer only very limited information and
U.S. Inspect chooses not to use checklists. These reports lack
the capability for customization; they do not accurately deliver
information, and U.S. Inspect finds the shortcomings of the
checklist report unacceptable. Our narrative-style reports
are more informative, more detailed, and customized in specific
reference to your home inspection.
When contacting various home
inspection companies, be sure to inquire about the report content
and format including disclaimers and maintenance tips. All
certifications (termite, septic, well, radon etc.) should have the
inspector's individual license number on the report. It is important
that the person who conducts your inspection/certification
personally holds the license number printed on the report. Since you
are the client the report(s) belong to you. And in some States you
must give your permission for anyone else (including attorney and
realtor) to receive a copy. So be sure to ask about giving your
authorization up front. |
