CO Alarms Are Now Required in Colorado

There are new Carbon Monoxide requirements in Colorado. Revised State Statute 38-45-103 (Lofgren and Johnson Families Carbon Monoxide Safety Act) now requires that all existing single and multi-family dwellings offered for sale or transfer after July 1, 2009 have an operational Carbon Monoxide alarm installed.

The requirement is for residential dwellings that have a fuel-burning heater or appliance, a fireplace or an attached garage.

  • The alarm must be audible and located within 15 feet of an entrance to each room lawfully used for sleeping.
  • The alarm can be battery powered only or plug-in with battery backup.
  • The alarm can be a combination smoke/carbon monoxide device.
  • The alarm must be listed and comply with UL 2034 Standard.

Carbon Monoxide is "CO" rather than "CO2"

Submitted by Joel (not verified) on Tue, 07/07/2009 - 6:15pm.

"Carbon monoxide, with the chemical formula CO, is a colorless, odorless and tasteless, yet highly toxic gas." See http://en.wikipedia.org/wiki/Carbon_monoxide

CO2, on the other hand, is Carbon Dioxide. See http://en.wikipedia.org/wiki/Carbon_dioxide

CO2 is a harmless gas that is a natural biproduct of human respiration. If Colorado wanted to protect against indoor CO2, it would have to prohibit people from exhaling indoors.

Due to abundance of CO2 in

Submitted by Utkarsh Bhatnagar (not verified) on Fri, 06/26/2009 - 7:51pm.

Due to abundance of CO2 in colorado, the people are really facing huge problems related to health and they are getting ill due to this CO2 abundance in this area. CO2 checkers should be installed in some areas just to check the level of CO2 in that particular area. If level increases there should be alarm to make the people aware of the high concentration of CO2.

Alarm can also be mounted on the wall or on the ceiling.  To further define the coverage of this new law, single family as well as multiple family residences will be affected.  The law imposes significant new obligations on you if you buy, sell, rent or remodel a home, apartment, condominium.
