Phase I Environmental Site Assessments

Commercial Assessments' Phase I Environmental Site Assessments are performed in accordance with the ASTM Standard Practice for Environmental Site Assessments: Phase 1 Environmental Site Assessment Process (ASTM Designation E-1527-05). They also conform to the U.S. EPA’s Final Rule on All Appropriate Inquiries.
We also can perform Phase I Environmental Site Assessments according to Fannie Mae, Freddie Mac, HUD, and U.S. Small Business Administration standards.
The objective of the Phase I Site Assessment is to identify recognized environmental conditions at the property. The Commercial Assessments Phase I scope includes:
- Review of federal, state, and local environmental databases (where available) to identify subject or nearby properties that have a history of documented or potential environmental issues.
- Personal interviews whenever possible with personnel knowledgeable with the current and historic site use.
- On site visual inspection to evaluate potential environmental concerns, including underground storage tanks, sewage systems, and waste water locations.
- Review of historic photographs of the subject property and surrounding properties to evaluate historic land use, on site structures, vegetation, topography, etc. to evaluate potential environmental concerns
At the close of the Phase I, if Commercial Assessments feels it is necessary, we will recommend a Phase II investigation to further evaluate the recognized environmental conditions found.
Fees range from $1600 to $1800.
