Physical Needs Assessments
Commercial Assessments' Physical Needs Assessment (PNA) considers not only the property's existing physical condition, but the future physical needs. It also evaluates the costs of replacing systems and components which have reached the end of their remaining useful life.
A PNA is sometimes required by lenders to ensure that the property will retain marketability for the duration of the loan. They should be performed to guidelines provided by HUD.
The PNA includes:
- Building material deficiencies
- Deferred maintenance issues
- Physical needs
- Remaining useful life of major systems.
- Building code violations affecting the property's use, structural and mechanical integrity, and future physical and financial needs
