Federal Way inspectors know that water is the primary issue concerning building construction in the Pacific Northwest. While not nearly as rainy as everyone thinks, this area is undeniably wet with many misty, cool days. As such, water intrusion and existing water damage are two key issues our inspectors look for when examining a building.

Most homes in Washington have crawl spaces and as these are traditionally dank areas, careful consideration is placed in looking for any existing water damage, and/or mildew or mold present. Newer homes tend to have roofs made mostly composition. The trend away from a cedar shake roof is taking hold, primarily because they just don’t have the longevity of composition. Termites are not as big a problem in Washington as carpenter ants and just plain wet rot. Although our inspectors know that termites can’t be totally ignored and are often found in older houses. Radon is not an issue in western Washington but is in the northeast corner of the state. While there don’t tend to be many pools and/or air conditioning units in this area, both growing in popularity and our inspectors are seeing them more and more. Understanding the specific building requirements of the area and the needs of the homeowners is our inspectors’ area of expertise.
