Our Garland, TX inspectors thoroughly understand the specific demands of this densely populated area and have inspected over 170,000 homes in the area since 1985. North Texas is characterized by a hot and humid climate but does occasionally experience sub-freezing temperatures during the winter. The diverse weather and various building techniques common to the area require our inspectors to thoroughly investigate foundation structures, roofing durability as well as termite damage, wood rot and various other construction concerns.
Texas homes have three types of foundations: slab on grade, pierced slab on grade and pier and beam. Older homes (pre-1960) were built predominantly with pier and beam foundations. Problems with this construction occur when there is excessive rain (not uncommon in this area). Following a heavy rain, in a pier and beam house, doors and windows may become stuck and walls develop minor cracks. Also, if there is poor drainage around the house, water tends to accumulate or pass under the crawl space, causing the clay soil to expand. A soil moisture increase under a pier will cause it to heave. If clay soil becomes saturated, it loses the ability to support one or more piers and the impacted piers will sink. Some of the other problems that can arise in a pier and beam foundation include: wood rot in beams of posts, warped beams, broken beams or joists and termite damage. Slab foundations offer fewer problems but still do experience wear and our inspectors will look for cracks or other structural deterioration. Another significant issue our inspectors look for is any hail and/or wind damage to the home’s roof. Roofs in this area tend to last half as long as manufacturer’s life expectancy.
