Indiana Home Inspection AssociationsAs of the 2010 Census, Indianapolis has become the 12th largest city in the US and continues to experience substantial growth. Known to the locals as “Indy”, home inspectors in Indiana must consider a significant number of issues, not the least of which is radon. Radon is a colorless, odorless, tasteless gas that can be deadly to humans. In fact, it is the second leading cause of lung cancer in the US and it is present in very high levels in Indiana. Central Indiana is in the EPA “red zone” which means this area has the highest potential for radon exposure. Inspectors find radon present throughout homes, percentages being: basements 55%, crawl spaces 30% and slabs 15%. All of our inspectors are certified through the Indiana Health Department to conduct radon tests.

Another major problem in the area are termites. Inspectors take special care to look for the problematic subterranean termites in the buildings in older more established towns and inner cities. Also present in many older in-town homes are knob-n-tube, asbestos and lead-based paint.

The majority of homes in the area have roof coverings that are asphalt fiberglass impregnated. While the exterior cladding is generally brick and vinyl on production homes and brick and composition lapboard siding (cement or pressed wood) on the conventional build. Other issues inspectors look for are ice damming along roof eaves and valleys. Also, buried oil tanks are not regulated at this time in the state and can be problematic.

Our inspectors are knowledgeable about the challenges and potential issues of both the newer and older construction practices of the area and work to ensure all of the homeowner’s concerns are addressed.
