Our Lancaster, TX inspectors thoroughly understand the specific demands of this densely populated area and have inspected over 170,000 homes in the area since 1985. North Texas is characterized by a hot and humid climate but does occasionally experience sub-freezing temperatures during the winter. The diverse weather and various building techniques common to the area require our inspectors to thoroughly investigate foundation structures, roofing durability as well as termite damage, wood rot and various other construction concerns.

Texas homes have three types of foundations: slab on grade, pierced slab on grade and pier and beam. Older homes (pre-1960) were built predominantly with pier and beam foundations. Problems with this construction occur when there is excessive rain (not uncommon in this area). Following a heavy rain, in a pier and beam house, doors and windows may become stuck and walls develop minor cracks. Also, if there is poor drainage around the house, water tends to accumulate or pass under the crawl space, causing the clay soil to expand. A soil moisture increase under a pier will cause it to heave. If clay soil becomes saturated, it loses the ability to support one or more piers and the impacted piers will sink. Some of the other problems that can arise in a pier and beam foundation include: wood rot in beams of posts, warped beams, broken beams or joists and termite damage. Slab foundations offer fewer problems but still do experience wear and our inspectors will look for cracks or other structural deterioration. Another significant issue our inspectors look for is any hail and/or wind damage to the home’s roof. Roofs in this area tend to last half as long as manufacturer’s life expectancy.

Local Testimonials

"John was very personable and established a trusting relationship with me as he identified what and how he would inspect different issues of the house. He was professional and diligent in his very thorough inspection and his explanation of the results of the inspection certainly exceeded my expectations."

- BCharlie Williams, Fort Worth, TX

"Your company is blessed with exerienced, professional and polite inspectors. They are really good people because I have worked with Wayne and Kyle and it was a pleasure to work with both of them."

- Buyer, Fort Worth, TX

"I was thoroughly impressed with U.S. Inspect from beginning to end. From getting a return call right away after leaving a message, to rescheduling, to even being able to pay for it over the phone. But, that wasn't all. I got to the inspection site about 15 minutes before the scheduled time. I was expecting the inspector to be late just because that's how these things normally go. When I pulled into the drive the inspector was already there and working...When he was finished, he explained the ins and outs of what he did, answered all of my wife's questions and even shot the breeze for a bit before moving on to the next job. In the future, if I hear anyone mention a home inspection, I will refer them to U.S Inspect."

- Buyer, McKinny, TX

"I am not a fan of house inspections, but Doug changed my mind. He was very thorough and called items to my attention throughout the inspection. These were minor repair items that I will take care of after taking occupancy. My main concerns were potential foundation problems and pest infestation. His thorough inspection put those concerns to rest. Good person and more than willing to share information and insight. Recommend him highly."

- Buyer, Richardson, TX

"As usual, Kyle was awesome. He is very good with the client and makes them feel comfortable with asking questions. He is very thorough and professional."

- Kathy Miller, Coldwell Banker

"Wayne does a thorough home inspection and goes above and beyond by providing extra photos and detailed explanations so that I can better serve my clients during the negotiation and repair process. Thanks for a job well done, Wayne. "

- Cassie Davis, Prudential Texas Properties of Colleyville, TX
