Southeast Michigan is home to the majority of the state's businesses and industries as well as slightly over half of the state's population, most of whom are concentrated in the Detroit metro area. Our Michigan home inspectors have to consider the various building issues in this diverse area including waterfront property, historic buildings as well as new construction.
Many older homes in the area (if built before 1970) use Orangeburg, or simple cement pipes, for their sewer lines. This type of material was used widely as sewer piping up through the 1960s. Unfortunately these materials start to disintegrate over time, allowing tree roots to grow right into the pipe and block it up. As a result, any home built before 1970 requires an Orangeburg tile (pipe) inspection. Our inspectors make sure there aren’t any blockages inside the pipes or cracks starting to form.
For those homes not on a sewer system, particularly in the Washtenaw County area, having a certified septic system inspection is a requirement for selling a home; as is a certified well inspection.
Ensuring construction is tornado worthy is another issue our inspectors examine. The southern part of this area is quite susceptible to thunderstorms and tornados.
