Hot and dry, with wildfires and dust storms likely. Arizona’s beautiful terrain comes with the potential for intense weather. Our Phoenix home inspectors understand this and know the importance of weather-resistant construction and investigate each property accordingly. Our team is trained and equipped to address some of the more common issues facing Arizona residents including pool structural issues, hot tubs, wild fire barriers, pest control, expansive soil problems, roof structure issues and more.

Most homes in Arizona are built with a Concrete Masonry Unit (CMU) fence around them as a wild fire barrier. The houses themselves are wood-framed with hybrid stucco. Roof coverings range from an assortment of concrete or clay tiled, to asphalt shingles and asphalt rolled roofing, to built up foam with UV coating. When inspecting a home, our inspectors specifically look for heat damage and otherwise compromised roofing, fencing and building structures.

Expansive soil areas are an issue, so most Arizona homes have Post Tension Slabs to allow for soil expansion and contraction without cracking. Unlike some areas in the West, radon is present but not an issue. What is an issue are the pests: termites, scorpions and fire ants. They are quite prevalent and can cause serious damage to one’s home. Our inspectors recognize these Arizona-landscape construction considerations and ensure the homeowner’s concerns are addressed when conducting the home inspection.
