Florida’s weather can be punishing to its buildings. Our Tarpon Springs home inspectors know the kinds of damage rain, strong winds and high heat can do to a building’s infrastructure. Our inspectors know what to look for to ensure a building’s safety.
Most homes in the Tampa Bay area are built with concrete block and steel foundations and with stucco directly applied to exterior walls. While in many parts of the country, homeowners are concerned about the possibility of their roof collapsing in from snow; homeowners in Florida are more concerned with roofs blowing off from hurricanes.
Concrete tiles are a common type of roof covering. They come in many shapes and colors. Given their weight, they have a side benefit of being ballast to help hold the roof down. However due to the extreme heat and ultraviolet rays from the sun, most roof coverings in Florida typically last half of whatever the manufacturer claims. For example, a “30 year shingle” lasts about 15 years. Our inspectors know the signs to look for with a weakening roof.
Termites and the damage they cause are another big issue in Florida homes; our inspectors know the signs of termite damage and ways to mitigate it. Radon is not an issue for this area. But along the coast the salty air can quickly age and erode all metal so our inspectors play close attention to all AC units, metal doors and windows, metal framing, etc.
