Home Inspection

US Inspect’s Home Inspection (HI) is performed in accordance with the applicable local and state requirements. The objective of the HI is to provide Clients a detailed report that documents the current overall physical condition of the subject property, and document recommended corrective actions. Our centralized Quality Assurance review process enables us to deliver a consistent report, regardless of the location of the property. The HI report is a valuable tool to mitigate risk and assist in capital budget planning when considering investment in a property, or portfolio of properties. Performance of a HI includes:

  • Comprehensive visual assessment of the site and grounds, foundations and structural components, exterior cladding systems, and main and ancillary roofs.
  • Conditional visual inspection of installed HVAC systems, electrical systems and fixtures, plumbing components and fixtures, fire suppression systems, and conveyance systems.
  • Our HI report includes a detailed description of each installed system, with commentary regarding the current physical condition and ability to perform as per designed function.
  • Immediate Repair items based on life safety, deferred maintenance, and design performance criteria of installed building systems are listed.
  • Each system is assessed within the bounds of its Useful Design Life.
  • US Inspect works with our customers to customize reports to meet their data analytic needs.

Repair Verification Inspection

US Inspect’s Repair Verification Inspection (RVI) is performed by comparing the agreed upon scope of repairs to the actual repairs made on-site. This may include a previous inspection report summary or a contractor specified work-scope. The objective of the RVI is to provide Clients a detailed report that documents whether or not the specified work scope for the physical improvements at a subject property were followed and completed; and document any further recommended corrective actions if needed. Our centralized Quality Assurance review process enables us to deliver a consistent report, regardless of the location of the property. The RVI report is a valuable tool to mitigate risk. Performance of a RVI includes:

  • Comprehensive visual assessment of the items listed on the agreed work scope between the contractor and client. This may include, but is not limited to the following locations: site and grounds, foundations and structural components, exterior cladding systems, and main and ancillary roofs. Conditional visual inspection of installed HVAC systems, electrical systems and fixtures, plumbing components and fixtures, fire suppression systems, and conveyance systems.
  • Our RVI report includes a detailed commentary regarding the current physical condition of the item requiring verification and its ability to perform as per designed function.
  • US Inspect works with our customers to customize reports to meet their data analytic needs.

Tenant Move-out Inspection

US Inspect’s Tenant Move-Out Inspection (MOI) is performed by completing an overall assessment of the current physical condition of the rental unit/dwelling. The objective of the MOI is to provide Property Managers/Clients a detailed report along with a photo survey that documents the overall current condition of the rental unit/dwelling. Our centralized Quality Assurance review process enables us to deliver a consistent report, regardless of the location of the property. The MOI report is a valuable tool to keep Property Managers on more important tasks, giving you a neutral third party evaluation by a trained certified/licensed inspector. Performance of a MOI includes:

  • Comprehensive visual assessment of the site, grounds, exterior, roof, structure, electrical, health safety, heating/cooling, plumbing, appliances, bathroom, kitchen, garage and interior.
  • Our MOI report includes a detailed commentary regarding the current physical condition of the rental unit/dwelling along with a photo survey that may consist of approximately 100+/- photos.
  • US Inspect works with our customers to customize reports to meet their data analytic needs.

Exterior Storm Damage Inspections

US Inspect’s Exterior Storm Damage Inspections (SDI) is performed by a visual assessment of the Exterior of the dwelling and items located on the grounds of the property. The objective of the SDI is to provide Property Manager/Clients a detailed report that documents whether or not the Exterior of the home has suffered damage due to Storm activity. This may include but is not limited to hail, ice and wind damage. Our centralized Quality Assurance review process enables us to deliver a consistent report, regardless of the location of the property. The SDI report is a valuable tool to provide Property Managers/Clients with a professional opinion from a trained professional. Performance of a SDI includes:

  • Comprehensive visual assessment of the Exterior of the dwelling and items located on the grounds of the property. This may include, but is not limited to the roof, gutters, chimney, exterior cladding, windows, exterior doors, overhead garage door, trees/shrubs and fencing.
  • Our SDI report includes a detailed commentary regarding the current physical condition of the items listed above along with photos.
