Older, historical buildings are part of the charm of the Philadelphia area. But it is also these types of buildings and their out of date construction practices our Philadelphia home inspectors are on the look out for; our inspectors understand the specific inspection issues of a historic building, including retrofitted electrical, plumbing and HVAC systems.
Philadelphia has the punishing weather cycle of freeze and thaw which can cause severe structural damage. When water penetrates the stone or brick structure it forms salts and/or freezes. The salts can break down the mortar and stone of a building. And when the water freezes, it expands causing any cracks to expand. Our inspectors play close attention to the mortar joints, dry rot and other time and weather-caused damage of buildings.
While radon isn’t an overwhelming concern for Philadelphia homebuyers, it is an issue. Radon levels can vary from neighborhood to neighborhood; our inspectors are well aware and regularly conduct radon tests as part of the home inspection process.
