Preparing for Your Home Inspection

Thank you for selecting US Inspect for your home inspection.

Please ask your Realtor to coordinate with the property owner/occupant to ensure the following:

  • Access – Our inspector needs unobstructed access to the HVAC system, water heater, basement, crawl space, attic, and electrical panel.
  • Utilities – All utilities (water, electric, gas, pilot lights, etc.) should be on to ensure that our inspector can conduct a complete inspection.
  • Personal belongings – Our inspector needs unobstructed access to walls, floors and ceiling areas.
  • Animals – We love animals! Pets should be secured and out of the way during the inspection.
  • Security systems – Security systems must be turned off during the inspection.
  • Gated community – Our inspector needs authorization/gate codes to enter the neighborhood.

We understand that a home inspection can be stressful for all parties to a real estate transaction. In an effort to minimize stress levels, our inspector takes a balanced and non-adversarial approach to conducting inspection services and preparing inspection findings.

Our inspector comments on issues as well as positive attributes of a home. Our inspector reports inspection findings in a straightforward manner and without blowing them out of proportion or “sugar coating” them.

We recognize that additional negotiations between a seller and a prospective buyer are often one byproduct of home inspection services. With the above points in mind, we discourage our clients from using an inspection as the basis for placing unreasonable demands upon a seller.

We also discourage our clients from solely using or relying upon the inspection findings in making the decision as to whether or not they should complete a real estate transaction.
